Why Tracy

Tracy is the second-most populous city in San Joaquin County, California, situated within the state's Central Valley. Positioned as part of the broader San Jose-San Francisco-Oakland Combined Statistical Area, the city is geographically bounded by a triangle formed by Interstate 205 to the north, Interstate 5 to the east, and Interstate 580 to the southwest. Its surrounding landscapes range from rolling hills to the west to fertile agricultural soils in the north and east, influenced by the moist Delta river system.

The region was originally inhabited by the Yokuts ethnic group, who sustained themselves by hunting and gathering along local waterways. Tracy later emerged as a mid-19th-century railroad community when Central Pacific Railroad lines were constructed across the region between 1868 and 1878, largely built by Chinese laborers. Named for railroad director J. J. Tracy at a line junction, the settlement incorporated in 1911 and developed into a prosperous center for the surrounding agricultural district. In subsequent decades, population growth expanding from the San Francisco Bay Area drove residential development, prompting municipal growth management policies such as Measure A in 1990 and the Emerald Tracy Project sustainability initiative launched in 2009.

The city retains several historic architectural sites from its early municipal history. Located on West Seventh Street, the Tracy City Hall and Jail is a compact brick structure constructed in 1900 to replace a previous facility destroyed by fire. Nearby on West Eleventh Street stands the Tracy Inn, built in 1927, which reflects a blend of Spanish Colonial Revival and modern architectural elements. Among the area's prominent installations is the Tracy Defense Distribution Depot, an expansive military supply facility operating since 1942 with roughly 30 warehouses. Public education in the city is primarily served by the Tracy Unified School District alongside the Lammersville Joint Unified and Jefferson school districts.

Tracy experiences a semi-arid climate with distinct Mediterranean characteristics, featuring cold, moist winters and very hot, dry summers. Average daily temperatures peak in July at 76.4 °F (24.7 °C), bringing numerous summer days above 90 °F (32 °C) and 100 °F (38 °C). December and January represent the coolest period, averaging 47.1 °F (8.4 °C). With an average annual rainfall of approximately 12.5 inches (320 mm), the area maintains semi-desert environmental conditions throughout the year.
